Business Overview
The location of the investment is Sunger in the municipality of Mrkopalj, which is known as the cradle of skiing in Croatia, where the first ski course was organized 110 years ago and the first Croatian skiing championship was held.
2. Today, on the territory of the Mrkopalj municipality, we have the Zagmajna biathlon center in Mrkoplje, where competitions are possible both in the winter and summer months. In addition, there is the popular Čelimbaša ski resort In Mrkoplje, 3 km away, the construction of a ski hall is planned, which would have a 520-meter-long track at an altitude of 210 meters, and include 100 meters of tracks for beginners, two tracks for advanced skiers, a snow park and a rock for ice climbing. A hotel is planned to be built next to the hall. It is estimated that the total value of the project would be EUR 117 million (EUR 90 million for the hall and EUR 27 million for the hotel).
3. The highest place in the Municipality is Begovo Razdolje 1,070 m/sl where there is a hotel and a smaller ski resort that are not in operation. At a distance of 7 km, the Nordic center of Croatia is being built at 1,260 m/nm, where a number of competitions have already been held.
4. Sunger is the second most populous place in the municipality of Mrkopalj, where the construction of an adrenaline park is planned. It is currently being completed at the very entrance to the Goran wooden house, which will be a tourist information point for the entire Municipality, where the construction of 10 wooden houses with sports fields and an offer of domestic products is planned.
In the center of the town, there is an old school that will soon be renovated and will be a scientific and biological center for Gorski Kotar.
5. Countless holiday houses have been built recently, with 50 new houses currently under construction. The price of construction land has increased to EUR 80-100 per m2. There is a great demand for accommodation facilities due to the preserved mountain nature as well as the distance to the Adriatic Sea, which is 40 km from Mrkoplje. There is huge potential in the construction of a sports and recreation center as well as various additional facilities such as an adrenaline park in the town of Sunger.
In addition to the construction of the adrenaline park, the construction of a tourist resort with about 10 wooden houses is planned, as well as the construction of a smaller catering facility where local food will be offered. There are also plans to build an equestrian club for off-road riding.
And a tour of the Gorski Kotar mountain region. There are countless monuments of cultural and natural heritage that European tourists have only just begun to discover.
6. There is potential for growth and expansion of existing agricultural production as well as partial processing into finished products that would be offered to visitors and guests of the Sunger Adrenaline Park and other attractions in the context of that project, which has a financial weight of EUR 5.3 million.

We are engaged in the production of blue potatoes and have a vacation house on the family farm. Until recently, we were also engaged in the production of eggs from free-range chickens, which we had to close due to the crisis caused by the war in Ukraine.
We now want to use our land and build an adrenaline park along with carrying out vegetable production.
