In the local islands of Maldives, there are many job opportunities, higher education, and good medical facilities. These are the main reasons why most of the people change to the capital city (Male’) of Maldives. Due to this, the demand for apartments in Male’ is very high. However, since there are very few real estate companies in the Maldives, the construction of new apartments is very less and there are a lot of landowners who would like to construct their houses but are not able to.
One of the main focuses of our company is to build social housing units in the greater Male’ area and lease the apartments for the long term.
Most of the builders in the Maldives also depend on other companies for heavy equipment. Since heavy equipment required for construction are available in very few companies, the lessors also sometimes have to wait on the waiting list due to the high demand for the equipment. As we believe good revenue can be generated only by leasing heavy equipment, we are looking to purchase those items.
We are also interested to build guesthouses in the islands of Maldives and give for long-term leasing as there are a lot of people who are interested to operate guesthouses and looking for developers.
The actual population of the greater Male’ area will be around 90,000 but there more than 270,000 people living in this area due to the above-mentioned reasons. These numbers are increasing day by day and every year it increases by 15%. Out of these 70% of people are looking for good apartments with affordable prices. Hence, the demand for apartments is very high.
As mentioned above, very few construction companies have heavy equipment and they earn a good amount by renting those to other companies. 93% of construction companies and builders do not have heavy equipment which is the main reason for the high demand for that equipment.
The biggest industry in the Maldives is the tourism industry with 75% of total workers are from this industry. Hence, a lot of people in the Maldives have excellent experience of the industry and after retiring and sometimes resigning from resort jobs, they also move to other works related to the industry like operating their own guesthouses. Due to this, there are good opportunities for guesthouses developers in the Maldives and we are interested to build guesthouses on the island and give for long-term leases.
Expectations & Forecast:
As per the forecast, the first year for the above-mentioned projects will be mainly focused on construction, and from the second year onwards, the company will be able to start earning profits and will not have any serious cash flow problems. Hence, the average monthly profitability per segment will be adequate to run the business effectively.
