Newly Established Furniture Store Seeking Loan in Ahmedabad, India

Comprehensive home and office furniture, kitchenware, and décor for urban households, offices, and premium buyers. The business currently does not possess any physical assets, but upon launch, it will acquire a comprehensive set of operational resources including stock, fixtures and fittings, warehouse racking, software systems, vehicles, automated warehouse cranes, and all necessary systems to run the store efficiently. In addition to these tangible assets, the business is backed by a valuable intangible asset - a decade of dedicated research - which underpins its strategic model and operational blueprint. The proposed store will be located in Ahmedabad and will feature two floors of retail space spanning a total of 300,000 square feet. It will be complemented by an attached warehouse of 65,000 square feet, designed to accommodate up to 15,000 pallets of goods.
A developer has committed to purchasing the land, constructing the store to our specifications, and leasing it back to us. To operationalize the store, we are seeking to raise INR 190 crore to fund inventory, fixtures and fittings, warehouse racking, IT infrastructure, and other essential systems. The remaining funding will be raised through a bank loan. The business is jointly led by two directors, holding equity in a 51:49 ratio. It currently has no outstanding loans.
