Project idea: - This investment project (“Project”) envisages the construction of a hotel complex (the “Complex”) in Almaty Oblast. - The Complex stands on a 7.5 ha site, which is sufficient for realizing the Project and its subsequent expansion. - The location is attractive for year-round tourism, including accommodation in guest homes, pools, saunas, cafes and restaurants, cycling, sports, and other recreational events. - No company has been registered for this project and the land is owned by an individual. Proposed sales volumes: - The Complex will serve residents and visitors of Almaty and Almaty Oblast, as well as overseas tourists. - At full design capacity, the room stock of the Complex will amount to 45 guest houses. Annually, it is planned to provide about 10 thousand room nights. - Complex services are divided into summer (pool, sports areas, and cycling) and year-round (saunas, cafes and restaurants). - The investor/buyer will get the entire 7.5 ha of land and they will have to get the necessary permissions for the construction. They can expect local administration and network support for the same. Financial plan and project payback: - The investment amount for project development is USD 4,713 thousand (USD 4.7 million) - Project NPV – USD 1,586 thousand (USD 1.58 million) - Project IRR is 21.7%; - EBITDA return is 48.5% - Payback period is 6.9 years; - The discounted payback period is 11.9 years. - Investment amount for land purchase only (with development of any project) - USD 800 thousand.

12.56 acre of land located on the highway of Coorg & Kukke Subrahmanya road. - 3-acre area has been converted as a homestay. Rest of the land had a coffee plant earlier but now its plain green land. - The resort is well built with 7 cottages and only has staying facility. - Resort has a reception room, borewell, fence, 16HP Diesel motor. - The homestay has not been running for the last few months.

We acquired the land in January 2018 but due to involvement in other project, we are looking to sell this. - It's a 65 hectare peat land suitable for starting an agricultural business as well as the real estate property. - The land is 1 - 2 kms distance from the sea. - This peat land can also be used for extracting the fuel and the new owner would need to acquire the license for the same.
