Taking up a Franchise / Distributorship / Sales Agency

Actively looking to start a franchise of a bowling alley. In Penang island where I currently live there are 4 bowling centers; 2 are centrally located in town and 2 are located on the south part of the island. The north section of the island is currently experiencing massive growth with many foreigners choosing to move to this area. Many international schools, hotels & entertainment areas are expanding in this area as well. I see a business opportunity for a bowling & family fun center and am in talks with a commercial real estate agency to arrange a property suitable for this purpose.
Important factors would be:
Location & costs in order to attract the best clientele to the venture. Capability of management and marketing strategy. Disciplined approach to business problems and solutions.
