- Property details such as room counts for both hotels, floor plans, building condition and recent capex, and any independent valuation of the real estate.
- Staffing and headcount, roles and key employment terms.
- The proposed transaction structure (asset or share deal) and the timeline.
-Also look for the explanation of the gap between reported sales and run-rate sales, and whether the alcohol policy is a fixed condition of the sale.
- I prefer businesses in Switzerland, as I am familiar with the market and location.
