Non-operational boutique sleep & wellness resort under construction in Gorski kotar, a mountainous region in Croatia between Zagreb and Rijeka. The project includes the development and equipping of premium tourist infrastructure, with an expected launch after completion of works this year. The resort will consist of a central wellness building (fitness, sauna, swimming pool, massage & relax zones) and 8 individual Hishha units, offering a total of 16 beds. Services will include personalized wellness programs (sleep therapy, massage, yoga, expert consultations), workshops, and day spa access. The concept is supported by eco-design principles, including investment in renewable energy (photovoltaic system, rainwater reuse, heat pumps), and digital transformation to enhance guest experience. Planned infrastructure will include an e-charging station, 2 electric vehicles, and operational equipment for winter access and transport. Project is co-financed by EU Next Generation funds (€3.3M), with a total investment of €8.7M. Target: 200 clients/day, first-year sales projected at €706K, with long-term revenue goal of €1.8M/year. Financial indicators: IRR 12.92%, NPV €2.53M, projected EBITDA margin 50–60%. Developed by the promoter – expert in EU projects, finance, and strategic development; partnered with GE plus Arhitekti, KONSTRUKTIVAN d. o. o. , and Veda Wellness Consulting. Endorsed by an international hospitality advisor and former GM of luxury resorts.
