- The first phase is completed and the resort started operations 2 years ago. We require investment to begin the second phase now.
- The total project cost for second phase is NPR 75 crore (project cost NPR 73 crore, and NPR 2 crore working capital).
- The resort is funded mainly through paid-up capital with promoters and public shareholders, supplemented by a bank loan of NPR 13 crore planned to be fully repaid using new promoter equity.
- Financial projections after implementation of second phase indicate an IRR of 17.76%, simple payback period of 7.24 years and discounted payback period of 13.29 years.

Already operational and constructed:
- Block A resort building, recreational Block C, restaurant and swimming pool.
Second phase construction (Block B) has been completed up to plinth level with a planned two-year completion schedule.
- Within the promoter group, shareholding split is approximately: 50%, 49%, and five minority promoters sharing 1% total at about 0.2% each.
- The new promoter is expected to inject NPR 20 crore for the second phase increasing promoter capital.
