- Underserved market opportunity - as mentioned above, the Tifton micropolitan area and surrounding markets are underserved concerning several modern offerings this concept will provide based on the population. The market does not currently offer a facility with a dine-in theatre component with reclining seats, and attractions for a large collective group such as teens, families, and corporate events alike. Coupling these features with full-service dining on the lanes offering outstanding food and beverage will be an incredibly attractive and unique entertainment alternative appealing to the vast majority of the local target demographic.
- Ideal location – the project will be located in a high-density retail area right off Route 7 and a quick drive and high visibility to Interstate 75 in Tifton, Georgia. The theatre has been in this location for years and, although closed due to a corporate shake-up, had a great reputation within the entire Tifton micropolitan area.
- Exceptional management and operations – we have engaged an outstanding group of highly experienced, successful, and qualified individuals to assist in opening, training, and offering ongoing oversight to handle both the strategic and day-to-day operations and management of the facility until they understand the brand fully. The full team and ownership will include experts in the areas of real estate development, restaurant management, culinary sciences/executive chef, public relations and marketing, group events, and other aspects of the successful operation of such a venue.

The business is a stand-alone building within a high-traffic retail corridor in Tifton, Georgia. The facility will create great awareness within the community due to the lack of a movie theater or entertainment center within 20 minutes. This facility, upon completion, due to the uniqueness of the attraction will create significant appeal to the entire micropolitan area as more groups are looking for an immersive experience with food and beverage. Lease negotiations are underway.
The investment will be structured with current ownership equity and investor monies combined with a SBA 7A loan.

The total cost for architectural, general construction and operational set-up of the venue at this location is expected to be USD 6 to USD 7 million including architectural, general construction, FFE and soft costs. (NOTE: construction and architectural costs have not been identified as of this report. Modifications/adjustments may change based on the final layout and construction documents. Architects will be secured in the process of the final layout and value engineering to maximize revenues and reduce costs without adversely affecting the integrity of the brand. Also, this amount might increase/decrease a reasonable amount depending on the possibility of increased/decreased final FF&E, tenant improvements allowances or soft costs adjustments.
