Corporate Acquirer in Tokyo Looking to Buyout Alcoholic Beverage Businesses Upto JPY 100 million

I am the chairman of a liquor distributor company here in Japan. Additionally, I had the privilege of founding another company that's one of Japan's premier independent craft gin distilleries with a market share close to 5% of the entire industry.
I've recently become deeply interested in the opportunity to acquire a business. Given our strong distribution network in Asia, I am confident we can quickly increase sales.

Can you also let me know if the distillery's land and buildings are part of the deal? If not, I'm curious about the rental cost. While our usual approach leans towards transactions that include land and buildings, due to potential rent concerns, we are not averse to considering a rental agreement, especially if the rates are favorable. However, I'd like to avoid any situations where the rent might double or increase significantly in the upcoming years.
