• The farm is located in Tomatlan, Jalisco, 84 Km (52 Miles) to Puerto Vallarta, the main touristic city of México (top-3) which has an international airport and all facilities of a modern city. The distance to Manzanillo port (the main port of the Pacific side) is 195 km (121 Miles).
• 520 meters of the property adjoin the federal highway. This area is ideal to invest in a mango packing and/or fish packing and filleting plant. It has water all year round through the main irrigation canal coming from the Cajon de Pena Dam and a water well with concession.
• The entire complex is run by two people: an employee with 10 years of experience in farm management (who would like to stay involved) and the owner.
• The seven ponds total 6.3 hectares. The semi-intensively production years back was 42 tons, 38 tons last year, and 45 tons this year. The average sales price in the Mexican market per Kg of tilapia whole gutted was 58 MXN, 65 MXN, and 63 MXN for respective years.
• Two of the ponds have the innovative IPRS system that allows a more sustainable fish production while doubling the production volume per unit volume: in a 600m2 pond with two raceways with the IPRS system we harvested 10 tons of tilapia compared to the 4 tons that were produced in the same pond with the traditional system. Another pond also has an IPRS system that we use to grow tilapia fry to a sufficient size to reduce mortality in the rustic ponds.
• The inventory includes material and equipment to build three more raceways with the IPRS system and a list of 12 buyers of tilapia in Mexico.
• If all ponds had IPRS, annual tilapia production would be between 120-200 tons. Not to mention that the property has room to build six more ponds of 1 hectare each.
• The investment of an IPRS system in one of the rustic ponds of one hectare is 700,000 MXN and to build a new pond of one hectare with an IPRS system requires an investment of 1,200,000 MXN.
• If we estimate a conservative production (20 tons with a 600,000 MXN profit) in a pond of one hectare with the IPRS system, the investment would be recovered in 1.1 years and two years if the investment involves the pond and the IPRS system.
• The farm is on the process of a national certification of good practices in order to access international markets.
• 5 km away is a fish processing plant for filleting and packaging fish for sale in supermarkets and/or the USA and Canada.
• The mango orchard is spread over 12 hectares and consists of 2,200 mango trees of the Tommy variety with an average age of 6 years. The entire plantation has a sprinkler irrigation system.
• This year's production was 170 tons of Tommy mango, which were exported to the USA.
• There is room to extend the mango orchard another 10 hectares to reach a production of 300 tons three years after planting the trees.
• The sales deal includes a brand to commercialize mango (logo, box design, etc. ) designed for the North American market, as well as the transfer of our customers (two clients).

• The main structures are a 6 mts by 40 mts long shed that includes a feed storage room, a fertilizer storage room, a garage for vehicles, a kitchen, four bedrooms, two bathrooms, and a storage room for equipment.
